Pricing & Payments

Our custom homes start at approximately $250 per square foot, depending on the home’s size, design, architectural features, finishes and overall project requirements.

This starting price covers the construction of the home, including the foundation and the main building components. Land, landscaping, fencing, swimming pools and appliances are not included.

Every home is unique, so we provide personalized estimates based on your vision, specifications and property conditions.

Our standard starting price does not include:

  • Land
  • Appliances
  • Landscaping
  • Fencing
  • Swimming pools

Additional costs may apply depending on site conditions, customization and specific project requirements. All applicable costs are discussed during the estimating process.

We offer a structured payment process based on the project’s progress and your financing arrangements.

Absolutely. Ideas and preferences can evolve during the building process. If you would like to make a change, simply discuss it with your Project Manager.

Changes are handled through a formal Change Order, which documents the requested change, any additional costs or credits, and any adjustment to the construction schedule. Approved changes are then built into the project so everyone stays informed.

Land & Property

Both. We can build your home on land you already own, and we also have lots available for clients who are still looking for the right location. Our team can help you explore your options and choose the best approach.

Yes. We evaluate the property to understand the site conditions and construction requirements, and the initial property evaluation is free of charge, so you can make informed decisions before moving forward.

Yes. We build on properties with private wells and septic systems, as well as properties connected to municipal water and sewer. We plan each home around the location and the utilities available.

We build in Syracuse, Manlius, Fayetteville, Baldwinsville, Liverpool, Skaneateles, Cazenovia, Cicero and the surrounding areas. Not sure if we build near you? Give us a call.

Design & Customization

Absolutely. If you already have plans, we can review them with you and talk about bringing your vision to life. If you don’t have plans yet, our team will guide you through the design process and help develop a home that fits your needs.

Customization is at the heart of what we do. You can personalize nearly every part of your home, including:

  • Floor plans and room layouts
  • Home size and architectural style
  • Kitchen and bathroom designs
  • Flooring, cabinets and countertops
  • Interior and exterior finishes
  • Fixtures, materials and other design details

Our goal is a home that reflects your lifestyle, preferences and vision.

Yes. We welcome the chance to show our craftsmanship firsthand. Tours of completed homes or homes under construction can be arranged based on availability and scheduling.

Construction & Communication

Most homes take about 6 to 10 months from the day the contract is signed to the day you get the keys, depending on size, permitting and weather.

You’ll have the support of our whole team. Your Project Manager coordinates day-to-day communication, answers your questions and keeps your project moving forward, so the experience stays organized, transparent and enjoyable.

Communication is one of our top priorities. Your Project Manager is available throughout construction to answer questions, discuss progress, coordinate changes and address concerns, keeping you informed from the first planning meeting to the final handover.

Yes. We build year-round, including through Central New York winters. Cold, snow and other weather can affect some construction activities, so we plan and coordinate the work to keep projects moving whenever conditions safely allow.

Schedules can occasionally be affected by things outside our control, such as severe weather, seasonal conditions and material availability. For a winter build we may plan about 25% more schedule time, depending on the project. That is a planning estimate, not a guaranteed delay.

We work to minimize disruptions, adjust schedules when needed and keep you informed of any significant changes.

After Construction

Our commitment doesn’t end when we hand over the keys. If you have an issue after moving in, contact our office. We’ll review your concern, decide the next steps and work to resolve covered construction-related issues as promptly as possible, in line with your construction agreement and the applicable warranty requirements.

Yes. Every new home we build comes with the warranty protection required by New York State law for new home construction. See the warranty section above for what it covers.

Available Homes

Yes. If you buy one of our homes before it’s finished, you may be able to personalize certain finishes, materials and design selections, depending on the construction stage.

If something has already been installed, changes may still be possible through an approved Change Order, subject to additional costs and scheduling. The earlier you get involved, the more flexibility you have.
